What we do with your details.

When you ask for an assessment we keep what you tell us: your name, how to reach you, the property address and anything you write in the notes. We use it to reply and run the job. Details a professional sends us on your behalf are covered further down.

Your enquiry details

We do not sell your enquiry details or use your form answers for advertising. Our service providers process the details needed to deliver your enquiry and our services. Optional Google ad measurement, described below, is separate from the information in your form.

Campaign measurement

When you follow a tagged ad, postcard or other campaign link, we record the campaign, landing page, referring website origin and time. When available, we also keep the ad platform’s campaign, ad and matched keyword labels and click identifiers. A matched keyword is not your exact search query. We record page views, form starts and phone-button clicks separately from assessment requests accepted by our server.

First-party cookies keep a random browser reference for up to one year and campaign attribution for 90 days. We keep the first known and latest eligible campaign separately. Ordinary browsing does not renew that window. If you submit a request, a copy of the eligible attribution stays with that request. These records help us compare campaigns with booked work; they do not identify you across devices. Campaign events do not contain your form answers or IP address. These internal campaign records are separate from optional Google ad measurement.

You can turn off this measurement below. We also honor Global Privacy Control and Do Not Track signals. Clearing or blocking cookies removes the browser reference; our pages and forms still work. SMS permission is separate and is never treated as advertising or analytics consent.

Optional Google ad measurement

When enabled, we ask before loading Google’s advertising tag. Choosing “Allow measurement” lets Google use advertising cookies and receive click identifiers, the page path, referring website origin, technical visit details such as your IP address, and a reference when our server accepts an assessment request. This helps Google report which ads produced requests. We do not send your name, email, phone number, property address or form answers to the tag, and we disable personalized advertising and enhanced conversions. We do not use GA4.

Google measurement starts off. Declining it leaves our pages and forms working. Your choice lasts up to 180 days; our Google tag requests a 90-day advertising-cookie lifetime. You can withdraw permission below; we clear the Google advertising cookies set on this site and reload the page to stop the tag. Browser privacy signals and the campaign opt-out override permission. Details somebody else gives us

A probate attorney, a fiduciary or a listing agent can refer a property to us, and that form asks them for the name and contact details of the family they are referring. So we sometimes hold a phone number or an email address that came from somebody other than you. We use it to get in touch about that property, and for nothing else.

We do not text a number that arrived this way. A text needs the agreement of the person whose phone it is, and nobody can give that on somebody else’s behalf — not an attorney, not an agent, not a relative. If they ticked the texting box on the referral form, that applies to their own number and to no one else’s. The record we keep of a referred number says where it came from and that it carries no such agreement.

Text messages

The texting box on our forms is never ticked for you, and leaving it alone does not change anything about your request. If you do tick it, we keep the record of that: the number you gave, the date, the page you were on and the sentence you agreed to. That record is the only reason we are able to text you at all.

What we would text you about: your inquiry, arranging or confirming an appointment, and how the work is going. How often depends on what is happening, so message frequency varies. Message and data rates may apply, which is between you and your carrier. Reply STOP to any text and they stop; reply HELP and you get our contact details back.

Your mobile number, and the fact that you agreed to texts, are never shared or sold to anyone, and are not passed to any third party or affiliate for marketing or promotional purposes. The only company that sees them is the telephone provider that carries the message, which needs the number to deliver it.

How long we keep it

If we do not end up working together, we delete the enquiry after a year. If we do, the records of the job are kept for seven years, which is what the accounting and the settlement statements require.
