Estate cleanouts in Oakland.

A cleanout is the job when the contents are not worth selling, or once a sale is finished and there is a remainder. The measure of it is simple: the property ends up empty, swept and photographed, by a date agreed in advance.

When a cleanout is the right answer

When most of what is in the house is late-model household goods, flat-pack furniture, mattresses, upholstery and clothing. None of that has a resale market that covers the cost of selling it.

Also when the deadline is short. Selling takes time that a close of escrow does not always allow. If you are not sure which side of this line a house falls on, estate sale or estate cleanout has a test you can run yourself in an afternoon.

One thing worth doing in either case: have the contents looked at before they go in a dumpster. The expensive version of this mistake is a cleanout on a house that had real value in it.

What a cleanout includes

Donation and recycling before disposal

Disposal costs money and it is the last option rather than the default. Most of a house can go somewhere better than a landfill if the calls are made before the work starts rather than on the day.

Alameda County publishes reuse and recycling directories through StopWaste, which is the practical starting point for Oakland, Berkeley, Alameda and Piedmont. Charity collection slots book out, so they get booked early.

What charities will and will not take is narrower than people expect. What happens to items that don’t sell has the list.

Hazardous household waste

Paint, solvents, propane cylinders, pool chemicals, pesticides, automotive fluids and older thermostats cannot go in household trash and cannot go in a dumpster. They go to a household hazardous waste facility, and California counties run drop-off sites and collection events for exactly this.

The property is photographed empty. If you are accounting to a court, to co-heirs or to a buyer, that photograph and the dated record of what was removed is the thing that settles later questions about the state it was left in.

Do you take everything?
Almost. Anything you are keeping comes out first. Personal papers and photographs are set aside for the family. Hazardous material is handled separately and charged at cost, and firearms go through a licensed dealer rather than into a general load.
Can you work if the house is in poor condition?
Usually. Heavy accumulation changes the scope and the timeline rather than the answer, and pest or biohazard work sometimes has to happen first. Say so at the first conversation so the estimate reflects it.
Do I get anything back from a cleanout?
Not from the removal itself. If there is anything with resale value in the house it is worth selling first, which is what estate liquidation is.
